Life-Cycle Carbon at U•Center Phase 3

U•Center Phase 3 has undergone a cradle-to-gate Life-Cycle Assessment using the One Click LCA platform, in line with ISO 14040/44, EN 15804 and EN 15978 standards. By analysing every major building element—from foundations to MEP systems—at design stage, we gained a clear picture of the project’s upfront (A1-A5) carbon footprint and the levers forimprovement.

Key result

  • Embodied-carbon intensity:≈ 488 kg CO₂e / m²(below the SBTi targets for new office buildings)
  • Scope covered:substructure, superstructure, envelope, finishes and building services.

The assessment shows that structural components are the largest contributors, followed by building services andenvelope. These insights are already informing optimisation of concrete mixes, steel procurement and façade detailing tolock in future reductions.

Material-selection policy

Our Sustainable Procurement Policy requires third-party Environmental Product Declarations (EPDs) or equivalent disclosures for all key materials. Preference is given to:

  • Low-carbon and locally sourced products
  • Recycled-content and rapidly renewable materials
  • Low-emitting, Red-List-free finishes and sealants
  • Easily recyclable packaging and take-back schemes

These requirements are embedded in contractor contracts and tracked through a cloud dashboard that feeds into LEED, WELL and BREEAM certification pathways.

Looking ahead

U•Center Phase 3 sets a strong baseline for continual carbon reduction across the campus. Findings will be shared withour design partners and suppliers, driving collective innovation toward Forte Partners’ net-zero roadmap.
