The entire retail area on the ground floor of the U•Center 2 office building, with a GLA of 3,000 meters, is occupied, after signing a lease agreement with Manufaktura The Coffee Shop Restaurant chain, which will open its eighth location in the new space, including an outdoor terrace in the vicinity of Tineretului Park.

 

Over the past eight years, Manufaktura has become a desired and appreciated concept by coffee lovers in Romania, that's why we went ahead with the eighth Manufaktura location in Bucharest. Manufaktura has won through quality, honesty, and the warmth it conveys to our guests. Therefore, we want to be more accessible and come closer to our customers in other areas of Bucharest, but also to experiment with a different location format, in office buildings. U•Center and Forte Partners invited us and convinced us with the wonderful projects they have developed in Romania, and we accepted. The new Manufaktura location completes the retail area of the U•Center 2 building, where a large Auchan supermarket has already opened, and adds services to those already existing on the ground floor of the first phase of the project.

Forte Partners announced in September 2023 the completion of construction works at U•Center 2, with a GLA of 35,000 square meters, and that the project is ready to welcome its tenants, mainly companies active in technology and IT.

 

The first phase of the U•Center office project was completed in the third quarter of 2021, is fully leased by clients such as Booking Holdings, Endava, Lensa, Up Romania, BT, Neuroaxis, DCS plus and was sold to Pavăl Holding in November 2022.

 

Prior to the sale, the first phase of the project achieved LEED Platinum certification with a score of 85, one of the highest obtained in Romania for LEED v4 and WELL Health & Safety, and in February 2023 - WELL Platinum certification with a score of 91, the highest recorded in Romania for this type of certification at the time of its achievement. FortePartners is currently at an advanced stage to secure all the very same certifications for the recently delivered U•Center 2.
